New Home Buyers No Longer Have To Go It Alone.

New Program Saves Time, Gets Information, Helps Avoid Problems and Keeps New Home Buyers In Better Control.

When working through our program....

Steve & Nichole saved $3000 more than what the average buyer paid for homes from their builder.

Mike & Nicky saved $2500 when the builder added upgrades and paid for closing costs without raising the price of their new home.  This was with a builder that whose average sale price was only $22 less than original asking prices!

Tom & Robin were walking through the new home upon which they were about to close.  For them, everything looked fine.  However, due to experience, their agent noticed the front edge of the garage floor was slightly raised which would cause rain water to come under that garage door and pool inside the garage soaking whatever happened to be on the floor.  The builder quickly repaired the problem after originally denying that there was a problem.

Ken was able to get some great upgrades that included hard wood floors, cherry cabinets, fireplace and large tub at a savings of $4000.

Greg and Karen had their old home sold at a high net profit to them as well as having it's closing orchestrated with the closing on their new home so they didn't have to move twice.

….Nothing feels as good as “NEW!”

Likely, you are visiting this site because you are considering buying a new home.  First, let me congratulate you!  Buying a new construction home is a rewarding and exciting experience.  There is nothing like the benefits of owning a new home.

Unless you purchase a market home, there are many things that can be included in the building of a home to make it truly “yours.”  Even after it is built, you get to choose the color of the paint, the kind of landscaping accents, the style of window treatments and so many other things.

“New” means enjoying the home more and worrying less over updating items and repairing them.

“New” also often means a new community with new neighbors.  It’s a fresh start in a fresh environment.

For these reasons, as well as many others, often those who have bought a new home buy another new one when they are ready to move.  “NEW” is a great choice!

Gaining From The Experience Of Others

Experienced new home buyers have repeatedly told me that they are concerned about three things.  1. Being in control instead of feeling the builder is controlling them.  2. Avoiding things that will decrease the resale value of their home.  3. Having choices, choices, CHOICES!!!

The “New Dream Home Finder” service was designed with these concerns in mind.  This program was born from the experiences I have had with clients buying new homes, as well as the experiences of others who went on their own and had homes built.

Control should never become a tug of war game with the builder’s trained sales staff.  The key to being in control is communication and information.  When communication is there and all the right information is there, decision making is much easier.

Investing in a new home so that you get the best resale value requires several things.  It involves knowing the reputation of the builder, knowing what upgrades actually will help you and which will hurt you, knowing what the cost of the different front elevation choices of the home will bring in contrast to when it is resold, knowing the long term building plans for the community and what kind of homes that will involve, lot locations and many other issues.

Nothing beats having choices!  Has a waitress ever told you that for dessert you have the choice of either vanilla or chocolate ice cream?  UGH!  I prefer peanut butter fudge!  Choices are important.  You need access to many potential builders.  You need to be able to compare what different communities have to offer.  You should know what comes standard with the different builders and how much flexibility each builder offers in modifying floor plans.  If you are handy, which builder will allow you to run speaker wires before the dry wall is hung?  Will the home owner association allow fences or pools?  Choices allow you to find the best home and community to fit your life style, desires and needs.

New Dream Home Finder” contacts over 100 local builders and their representatives to bring the builders’ information to you!  That means you don’t have to drive all over town hoping to find the right builder and the right community in the ever growing maze of home construction.  You will know before setting foot in a model home if that builder is really offering a home that will fit your needs and dreams.  Not bad for free, eh?

5 Facts Of New Home Construction

1.     Builder representatives are there to make the builder happy.   Let’s face it, who pays the sales representative’s salary?  If the representative likes his/her job, they had better keep the boss happy!  Most sales representatives are genuinely nice people.  I’ve dealt with a few I have had questions about, but for the most part, they are good people.  However, if their boss, i.e. the builder, tells them to push certain upgrades or to push getting rid of the “dog” lots, regardless of whether it is in your best interest, guess what they are going to do?  Many times the builder also throws in special pay incentives to further “encourage” their sales staff.  They are not concerned about how your choices will impact the resale of the home years down the road.  The sales representative’s focus is on making the boss happy.  If they don’t, there will be a “help wanted” ad in the next newspaper.  Wouldn’t it make sense to have someone there on your side, especially when it doesn’t cost you anything?

2.     Builder’s contracts are slanted toward the builder.  No surprise here.  The trick is in knowing what to look for and how to deal with it.  One builder’s contract actually stated that they could take up to 3 years to build the house!  These contracts include deadlines and details that you as the buyer need to complete.  There are issues dealing with decorating choices and changes.  Also, since the house is new, property taxes usually haven’t caught up and many buyers end up paying taxes that should have been the builder’s responsibility, all because of how the contract is written.  Most builders are not in business to “stick it to” the people who buy their homes, however, they want to make as much money as they can.  Their contracts are naturally designed to protect their interests as much as possible.

3.     All builders’ features are not the same.  Even with all the building codes, there is still a lot of flexibility in what builders include as standard features.  One builder will add extra studs around windows to allow for better anchoring of curtain rods.  Another builder includes windows with grates not only on the front of the home, but the back as well.  Some have bedroom ceiling lights as standard while others consider this as an upgrade.  It is standard practice for some builders to have a single, larger cold air return in the hallway by the bedrooms and others have smaller cold air returns inside the bedrooms.  It comes down to what is important to you and what the final cost will be if certain features are included or if they are considered upgrades.

4.     The cost of building materials is quickly going up and the builder’s profit margins are quickly going down.   It was shocking to hear from a builder that in a 9 month period the price of a simple box of nails went from $15 to $45!  With the natural disasters we have experienced, fires in forests that were being used for lumber and an increasing demand internationally for building supplies, prices have had no where to go but up.  The good news is that is causing an increase of all home prices, so if you have a home to sell, you could easily see an increasing return on it.  The down side is that builders have to be very careful with expenses.  Having an experienced eye watching the progress of the home is becoming much  more important.

5.     Financing options are making buying new homes easier.  Knowing good sources for mortgages can save you thousands of dollars.  Some builders offer some good incentives through mortgage companies associated with them.  There are other lenders that have a unique loan which allows you to choose from month to month how much you will pay toward your loan.  One client who recently used this loan was not only able to buy a brand new home, but it also saved them a lot of money.

 **********************************************************

“All of this sounds good, but I’ve got some questions!”

“If this isn’t going to cost anything for you to represent me, how do you get paid?!?”  Let me say up front, my family really likes it when I bring home a pay check.  They have this bad habit that I’ve not been able to break them of, of wanting food!  How I get paid with new home construction is no different than when I work with a buyer who wants a resale home.  The real estate company that lists the home splits their commission with my company and then my company splits that with me.  (Then I take home the split my company gives me and I sign it over to the grocery store, bills and taxes!!!  Sound familiar?)

“Can’t I save money by not having an agent?”  I love this question!  It really addresses the old “Jack Benny” in me.  (Those too young to remember Jack Benny, just imagine a person who can make a penny scream three times before spending it!)  If I was buying a new home, this would be one of the questions I would ask.  In fact, long before starting this program, I asked builders this exact question.

What I learned from the builders is that the price is the same regardless whether someone comes in on their own or has an agent.  Most times builders put sales expenses in their marketing budget.  Bottom line, it doesn’t impact the sale price of the home.  Builders view it as an opportunity to earn a bit extra in the marketing budget when someone walks in off the street on their own.

Builders are more than happy to see agents bring buyers and often are at Real Estate offices asking agents to bring buyers to them.  Why?

In the builder’s eyes:

1.   Agent’s have clients who are usually better qualified and are better prepared to buy.

2.   Buyers who are working with an agent usually have taken time to really focus in on what they want.

3.   Builders know a good agent will help trouble shoot issues that come up, making for a smoother transaction.

4.   When working with an agent, new home buyers are often happier with their new home and tell others.

Here is one other thought.  Not only will you gain from having me in your corner in buying a new home, but you will also save on the commission of selling your current home.  When working with a client in buying a new home, I have a special commission rate in selling their current home.  Working with an agent in buying a new home actually SAVES you money!!!

What should it tell you if a builder tries to discourage you from having

someone in your corner, looking out for your best interests???

“Buying a new home sounds like a rather detailed ordeal.”  There is good reason it seems like it is a rather detailed process.  It is!  That is why I have spent my time interviewing builders, walking through their homes and collecting information.  I have earned the A.B.R. (Accredited Buyer Representative) from the National Association of Realtors, with a specialization in new construction.  This is why I created the “New Dream Home Finder” service.

While buying a new home is a detailed process, just take a look at all the new homes in the area.  If all of those people were able to get into their new dream home, why should it be any different for you?!

One thing I do for all my clients thinking about buying a new home, is we sit down and look at the options of buying an existing home.  Whether it is a new home or an existing home, it needs to be right for you.  You need someone who will take the time to make sure that is what happens.

A Special Offer!

If this is the first time you have bought a new home or the third time, there is always a fear of making a mistake.  To address that, to those mentioning this offer, I will give a unique guarantee.  It is called the “Love It Or Leave It” guarantee.

If you buy a new home through me and within 6 months of buying the home you decide you made a mistake, I will put your new home on the market, and with the exception of the commission paid to the buyer’s agent’s company, I will sell it for FREE!  That’s it.  No strings, no questions.  All my special marketing programs including, but not limited to the Multiple Listing Service, special web site, Extra photos, 24 hour hotline, virtual tours, full color brochures, promotional cd’s, property business cards and full color print ad, you will get at no charge.

I like to make sure my clients love their new home.  I take extra time in working with them to be certain that it is the right match for them.  That is how I can make such a special offer!

There is one hitch in all of this.

I absolutely refuse to have more clients than I can fully serve and take care of.

I love having thrilled clients.  They represent much of my future business.  Not only do my former clients come back to me the next time they want to buy or sell a home, they also pass my name along to others.  If I have not been taking VERY good care of them, this would not be happening.

Bottom line, if you are among those to whom what I said makes sense and you want me to go to work for you, I need to hear from you NOW.  Even though you might not be ready to seriously consider making a move for several months, I need to make sure I save time to focus on you and your needs.  It is never too early to start the process of gathering information.  It is always possible for my schedule to get full if you wait to make contact.  I owe it to myself, my family and my activities at church, not to start stealing time from them because I allowed myself to get overbooked.  It just isn’t worth it!!!  You need to contact me now.

Here’s a short sample of those who have worked with me to buy their new dream home….

… Greg & Karen.  Second home purchase.  We found a tremendous deal on a very spacious two story home with a second floor laundry and a back yard that didn’t have anyone living behind it.  Sold old home for them.

… Jerry.  Had a very cute small home, but needed something with more space, inside and out.  Found a new ranch home with a full walk out basement on over an acre of ground and sold his old home for top dollar.

… Chris and Jodi.  Family was growing to large for their home.  Sold their home and found a very private and spacious two story backing to the woods with a walk out basement.
