5 Facts Of New Home Construction
1.
Builder representatives are
there to make the builder happy.
Let’s face it, who pays the sales representative’s salary?
If the representative likes his/her job, they had better keep the
boss happy! Most sales
representatives are genuinely nice people.
I’ve dealt with a few I have had questions about, but for the
most part, they are good people. However,
if their boss, i.e. the builder, tells them to push certain upgrades or to
push getting rid of the “dog” lots, regardless of whether it is in
your best interest, guess what they are going to do?
Many times the builder also throws in special pay incentives to
further “encourage” their sales staff.
They are not concerned about how your choices will impact the
resale of the home years down the road.
The sales representative’s focus is on making the boss happy.
If they don’t, there will be a “help wanted” ad in the next
newspaper. Wouldn’t it make
sense to have someone there on your side, especially when it doesn’t
cost you anything?
2.
Builder’s contracts are
slanted toward the builder. No surprise here.
The trick is in knowing what to look for and how to deal with it.
One builder’s contract actually stated that they could take up to
3 years to build the house! These
contracts include deadlines and details that you as the buyer need to
complete. There are issues
dealing with decorating choices and changes.
Also, since the house is new, property taxes usually haven’t
caught up and many buyers end up paying taxes that should have been the
builder’s responsibility, all because of how the contract is written.
Most builders are not in business to
“stick it to” the people who buy their homes, however, they want to
make as much money as they can. Their
contracts are naturally designed to protect their interests as much as
possible.
3.
All builders’ features are
not the same. Even
with all the building codes, there is still a lot of flexibility in what
builders include as standard features.
One builder will add extra studs around windows to allow for better
anchoring of curtain rods. Another
builder includes windows with grates not only on the front of the home,
but the back as well. Some
have bedroom ceiling lights as standard while others consider this as an
upgrade. It is standard
practice for some builders to have a single, larger cold air return in the
hallway by the bedrooms and others have smaller cold air returns inside
the bedrooms. It comes down to
what is important to you and what the final cost will be if certain
features are included or if they are considered upgrades.
4.
The cost of building
materials is quickly going up and the builder’s profit margins are
quickly going down.
It was shocking to hear
from a builder that in a 9 month period the price of a simple box of nails
went from $15 to $45! With
the natural disasters we have experienced, fires in forests that were
being used for lumber and an increasing demand internationally for
building supplies, prices have had no where to go but up.
The good news is that is causing an increase of all home prices, so
if you have a home to sell, you could easily see an increasing return on
it. The down side is that
builders have to be very careful with expenses.
Having an experienced eye watching the progress of the home is
becoming much more important.
5.
Financing options are making
buying new homes easier. Knowing good sources for
mortgages can save you thousands of dollars.
Some builders offer some good incentives through mortgage companies
associated with them. There
are other lenders that have a unique loan which allows you to choose from
month to month how much you will pay toward your loan.
One client who recently used this loan was not only able to buy a
brand new home, but it also saved them a lot of money.

Let me say up front, my family
really likes it when I bring home a pay check.
They have this bad habit that I’ve not been able
to break them of, of wanting food! How I get
paid with new home construction is no different than when I work with a
buyer who wants a resale home. The
real estate company that lists the home splits their commission with my
company and then my company splits that with me.
(Then I take home the split my company gives me and I sign it over
to the grocery store, bills and taxes!!!

I save money by not having an agent?”
I love this question!
It really addresses the old “Jack Benny” in me.
(Those too young to remember Jack Benny, just imagine a person who
can make a penny scream three times before spending it!)
If I was buying a new home, this would be one of the questions I
would ask. In fact, long

What
I learned from the builders is that the price is the same regardless
whether someone comes in on their own or has an agent.
Most times builders put sales expenses in their marketing budget.
Bottom line, it doesn’t impact the sale price of the home.

are more than happy to see agents bring buyers and often are at Real

an agent usually have taken time to really focus in on what they want.
